New Build Mortgage Adviser
As a New Build Mortgage Adviser, you will specialise in supporting clients purchasing new build homes, supporting our strategic vision to be the UK’s first choice for financial wellbeing. You’ll work closely with our network of developers,
handle a high volume of warm leads, and guide customers from initial enquiry, through the unique requirements of new build purchase mortgage journey, to offer and on to completion and beyond.

Builder Relationship & Account Management
- Provide expert mortgage advice tailored to new build purchases, including Help to Buy, Shared Ownership, and developer incentives.
- Manage a consistent flow of warm, qualified leads from our partnered developers.
- Build and maintain strong relationships with clients, developers, and lenders.
- Conduct thorough affordability assessments and handle the full application process.
- Stay up-to-date with lender criteria, market changes, and new build product developments.
- Deliver exceptional customer service with a proactive, solutions-focused approach.
- CeMAP qualified (or equivalent) – essential.
- Experience as a Mortgage Adviser, ideally within the new build sector.
- Strong understanding of mortgage products, lender criteria, and the UK housing market.
- Confident communicator with excellent relationship-building skills.
- Self-motivated, target-driven, and able to thrive in a fast-moving environment.
- Comfortable managing high lead volumes and working collaboratively with internal and external partners.
- Willingness to travel to sites for events.
- The role will also involve weekend working.

New Build Account Manager
The New Build Account Manager (NBAM) is responsible for managing relationships with key housebuilders, maintaining operational excellence across all new build processes, and driving conversion and service performance. Acting as the primary link between builder partners, brokers, and internal teams, this role ensures consistent communication, smooth case progression, and the delivery of a firstclass client and partner experience.
Location:

- Builder Relationship & Account Management
- Act as the main contact for assigned builder accounts (e.g., Barratt, Redrow, Persimmon, Bloor, Davidsons).
- Schedule, prepare, and lead regular builder meetings, ensuring agendas, performance updates, and follow-up actions are completed.
- Manage ad-hoc builder visits, training sessions, and relationship-building activities.
- Prepare and deliver monthly and quarterly builder performance reports and MI packs.
- Maintain builder-specific dashboards, visuals, and reports (KPIs, conversions, SLAs).
- Oversee communication to builder stakeholders, ensuring consistent updates on case progress, qualifications, and conversions.
- Case Management & Operational Oversight
- Manage and monitor lead allocation through the New Build inbox and Introducer Portal.
- Support advisers with case progression, troubleshooting, and compliance escalations.
- Log and update key data points including reservations, cancellations, applications, and completions on RES/TMS Hub.
- Produce and distribute daily, weekly, and monthly reporting:
- Bloor Pend List (daily)
- Barratt KPI Report (weekly)
- Conversions Reports (weekly)
- “NB Daily” email (capacity, absences, lead allocation, risks)
- Maintain SLA performance on inbox management, IP messages, and builder communications.
- Performance & Reporting
- Produce and analyse MI for builders and internal stakeholders (monthly, quarterly, and ad-hoc).
- Draft ad-hoc data summaries and performance visuals for management and director reviews.
- Provide commentary for board reports in collaboration with the Head of Compliance.
- Validate data accuracy with compliance and ensure consistency in KPI definitions.
- Collaboration & Cross-Functional Support
- Work closely with:
- Head of Sales – to manage performance cadence, rota, events, and strategic relationships.
- Head of Compliance – to ensure reporting integrity, regulatory adherence, and quality assurance.
- Marketing & Ops – to maintain builder landing pages, event materials, and promotional activity.
- Attend internal meetings (Weekly New Build, NB Management Catch-Up, AP Meeting Slot, etc.) and contribute updates and insights.
- Assist with onboarding of new introducers/builders into systems and support data compliance checks.
- Coordinate adviser site event cover and maintain the event log.
- Work closely with:
- Continuous Improvement & Process Development
- Identify and implement process upgrades to improve efficiency and accuracy.
- Maintain builder templates (e.g., Bloor Pend template) and ensure consistent use across teams.
- Proactively suggest improvements to reporting, SLA management, and builder communication rhythm.
- Support new system rollouts or workflow refinements relating to New Build operations.
- Conversion rates per builder account.
- Accuracy and timeliness of builder MI and reports.
- SLA compliance (inbox, IP message responses, report delivery).
- Builder satisfaction and retention.
- Internal stakeholder feedback (Sales, Compliance, Marketing).
- Proven experience in mortgage operations, new build account management, or builder relationship roles.
- Strong understanding of mortgage processes and compliance frameworks.
- Exceptional organisational skills and attention to detail.
- Advanced Excel/reporting capability and confidence in presenting MI.
- Excellent communication and relationship management skills.
- Proactive problem-solving and ability to manage competing priorities.
- PowerPoint capabilities – intermediate to advanced.
- Commercially minded with a collaborative, “keep it moving” approach.
- Self-motivated and capable of managing multiple stakeholders.
- Confident communicator able to represent the business at builder meetings and events.
